Lifestyle Puts Glenorie in the Spotlight for homeBuyers

Glenorie has recorded one of the highest rates of property prices growth in the State since 2020, according to latest REA data.

House values in the suburb have increased 88 percent over the past two years, jumping from $1.27m in 2020 and to around $2.4m in February this year.

It was ranked ninth in the REA’s list of top NSW performing suburbs behind Wyee (124 percent), Austral (132 percent), Byron Bay (114 percent), Copacabana (106 percent), Box Hill (94 percent), Cumbalum (90 percent) and Teralba (88 percent).

Agent Will Hampson from Lumby Hampson said Glenorie appealed to a range of homebuyers, particularly those searching for lifestyle following last year’s lengthy lockdowns.

“Our listings have attracted enquiries from right across Sydney – people want to come here because of the wide open spaces, the greenery and ability to create your own retreat,” he said.

“Glenorie has this lovely semirural charm with the convenience of its own thriving village centre. It is also less than 20-minutes to Castle Hill, Hornsby and Cherrybrook which adds to its attraction.”

Among recent sales was 2 Muscios Rd, Glenorie, which fetched $3.22m at auction – the highest price for a three bedroom home in the suburb this year. Also selling was 91 Spur Place – a four bedroom home on a 1.45ha parcel of land which sold for $2.55m.

Lifestyle is also driving property prices in nearby Galston with latest figures showing house values have increased 21 percent in the past year. According to REA, the median value is $1.78m with 47 house sales recorded since April 2021.

Among them 39 – 43 Sylvan Street, which was recently auctioned through Lumby Hampson for $2.655m. The stunning family residence, set on an oasis-like 8755 sqm block with a lagoon swimming pool, is within walking distance to Galston Village.

“It was the first time it had been on the market in 34 years and offered an incredibly peaceful and spacious hideaway which ticked a lot of boxes for buyers and was hotly contested,” auctioneer and agent Kate Lumby said.
