State Government Planning has introduced a raft of ancillary land use changes that mirror those proposed throughout our own consultation with the community.
Value adding and recovery opportunities have been enhanced for rural zones aligned with historical agricultural or horticultural activities. The terms given to these categories for value adding are:
– Farm gate premises – where people may interact with produce from the farm, tastings, workshops and cafes
– Farm experience premises – where people may experience life on the farm such as tours, horse riding retreats etc.
– Farm stay – where people may have an opportunity to stay on the property
These changes will fall into exempt, complying and in some cases a DA will be required. There is no doubt that without these changes it would be impossible to preserve the integrity of our small lot peri-urban community, whilst securing a sustainable economic environment for the future.
I also encourage residents to go onto the Council web page and review the “Floodplain Risk Management Plan” on exhibition. Floodplain risk management study and plan | Yoursay Hornsby (nsw.gov.au)
This is a compulsory plan that must be prepared under State Government legislation. It has a focus on urban areas of the shire, but it will pick up some rural village properties. To a certain extent, I understand the need for a better strategy for overland flood risk preparation. However, anything that impacts on your private property, (planning processes and complying development in particular), should be understood and attract your feedback.
