Rare Property with one of the Largest Dams in the Hills District Sells

Strong competition for a unique Dural acreage – with its own lake-size dam – resulted in a $4.61m sale at auction through Lumby Hampson. property

The 2.03ha estate at 4 San Remo Place attracted 19 registered bidders with an opening offer of $3.35m. It quickly jumped above $4m and sold above expectations under auctioneer Kate Lumby.

The stately Cape Cod residence, with an adjoining championship tennis court, is surrounded by parklike grounds and features stunning waterfront vistas over the dam. Filled with large orange and white carp, the dam is also home to local birdlife including ducks, cormorants and even the occasional swan.

“San Remo Place is blue-chip real estate and is one of the top four streets in Dural – along with Carters Rd, Wyoming Rd and Vineys Rd,” said agent Will Hampson.

“The property is a little bit different to other estates because it has approximately 1.4ha of arable land with this magnificent dam.

“We had a mixed reaction from buyers – it wasn’t for everyone but some people just absolutely loved the idea of a water view which is not that common in The Hills.

“It is one of the largest dams that I have seen on a property of this size – it would hold a larger volume of water than even in the dam at nearby Fagan Park. It is partly shared by a neighbouring property who have added their own jetty, so just a perfect location for a rowboat.”

The acreage was originally part of a larger landholding and would have once been used to grow crops for market gardens in the 1930s. It attracted 119 enquiries during its marketing campaign with 42 private inspections and 22 contracts issued.

It had been owned for 35 years by its vendors who are downsizing to a townhouse on the Lower North Shore. The successful purchasers – a Glenhaven family – now plan on building an additional home at the front of the property, STCA.

“We had rapid bidding to the $4 million mark showing the demand for acreage lifestyle – it was above the vendor’s expectations who were very happy,” Mr Hampson said.

“It is such a beautiful location – as you come up the driveway it feels like you really are in the middle of the country, it is an incredibly tranquil setting.”

The estate is located a five-minute drive to Round Corner and less than 15-minutes to the Castle Hill Metro Station.
