The Planning proposal to rezone land at 21 & 27 Derriwong Road, 614, 618 & 626 Old Northern Road, Dural was approved by NSW Planning Gateway on 31st October 2025. This rezoning will now allow the proposed development of low density housing to progress to public exhibition.
Locals may recall this site was part of a larger application in 2016 which included a Northern and Southern Site. The Northern Site (which is the site which has been approved by Gateway), was previously approved in 2021, but did not progress further.

To give a brief outline, taken from extracts from the planning proposal, are as follows and shown on the attached map:
• Total area of proposed site is 12.88 hectares
• The proposal will deliver 110 low density residential dwellings, plus a local park of 4000 sqm.
• 3 lots sizes are proposed, 2000 sqm, 1000sqm and 600smm
• School pick up and drop off zone in a new proposed bypass road on the northern boundary of Dural Public School
The site will connect to the existing sewer at Dural. From the planning proposal documentation submitted, it appears that Sydney Water has confirmed this system has capacity to service this planning proposal for both sewage and potable water. Some existing overhead electrical transmissions lines which traverse the site, will be moved underground.
